Boca Raton: waterfront estates, downtown condos, and country club living.

Boca Raton is the center of South Florida luxury real estate: a city of gated country club communities, downtown condominium towers, and the deep-water intracoastal homes that define its legacy. It is where most of my work happens, and the market I know best.

The market

A city built around the good life, and disciplined about protecting it.

Boca Raton luxury real estate divides roughly into east and west: the waterfront, downtown, and near-beach neighborhoods hold the city's original glamour, while the western communities deliver the gated country club lifestyle at scale. Luxury demand here is driven by out-of-state buyers relocating from the Northeast, international buyers, and established luxury homeowners trading within the city.

What buyers should know: association living is the rule in Boca, whether in a downtown tower, a beachfront condo, or a country club community, and the financial health of the association matters as much as the home itself. The luxury tier has been the resilient segment of this market through 2026, with well-priced homes in demand and waterfront scarcity doing the heavy lifting.

Four ways to live in Boca

Different markets, one city.

01

Waterfront & the intracoastal

The east side is where Boca's waterfront heritage lives: deep-water homes with private docks, ocean-access canals, and the incomparable sunsets over the Lake Wyman and Lake Rogers basins. Waterfront scarcity is the defining force in this market.

02

Downtown & Mizner Park

Downtown Boca, anchored by Mizner Park and Royal Palm Place, offers luxury condominium living with fine dining, shopping, and culture at street level, plus the performing arts. A walkable urban lifestyle in a city known for space.

03

Country club communities

Boca West, St. Andrews, Broken Sound, Royal Palm Yacht & Country Club, Woodfield, and neighboring clubs define the gated lifestyle: golf, tennis, dining, and security, with membership structures that differ club by club.

04

Gated communities

From estate-scale enclaves to tree-lined golf communities, gated living is a Boca institution. Buyer expectations include security, landscaping standards, and association management that keeps values protected.
