Boca Raton Luxury Real Estate: Market Update, Fall 2026

This is the fall 2026 update on the Boca Raton luxury real estate market, drawn from the most recent Institute for Luxury Home Marketing reports for Boca Raton and Delray Beach, with wider context from metro-level data. The short version: the broad market cooled toward balance, while the luxury tier stayed resilient and moved into seller-friendly territory.

The luxury tier is seller-friendly

Through mid-2026, the Institute for Luxury Home Marketing's Boca Raton and Delray Beach report put single-family luxury, roughly $1.2 million and up, in a seller's market, with a sales ratio around 27%. That means supply well under four months at the current pace of sales, with well-priced homes absorbing quickly and qualified buyers competing.

The median single-family luxury price reached about $2.10 million, up 3% year over year, while price per square foot climbed 11% to around $627. In plain terms: buyers are paying more per square foot, and the homes doing the selling are the ones priced honestly from day one. Inventory of roughly 490 single-family luxury listings sounds generous until you realize how much of it is overpriced or waiting for the right offer.

What that means for buyers

  • Move when the right property appears. In a seller-friendly tier, waiting for a discount can cost you the property entirely.
  • Lead with your strongest terms, not just the highest number. Financing contingency, inspection flexibility, and closing timing all matter to sellers.
  • Watch price per square foot in your target building or corridor. It tells you more than the headline median ever will.

What it means for sellers

This is the market where preparation wins. Correct pricing, finished condition, and a launch with real reach convert the seller-friendly balance into a fast sale at a strong number. The window favors sellers who are ready, not sellers who wait, because buyers in this tier are comparing your property against active inventory every single day.

The wider market, for context

Metro-level medians paint a softer picture. Redfin's three-month median sale price for all of Boca Raton sat near $854,000 in August 2026, up roughly 20% year over year on that measure, while other trackers report different figures because they measure different property mixes. The durable trend is the gap between the broad market and the resilient luxury tier: waterfront scarcity, relocation demand, and out-of-state capital keep the top of the market bid.
